JUST A FEW OF THE SUBJECTS OR CONDITIONS THAT YOU MIGHT WANT TO CONSIDER WHEN MAKING AN OFFER TO PURCHASE A HOME.
 
The following is a list of just some of the subjects that you may want to include in your offer when purchasing a home.  You would be advised  to seek legal advice in considering more conditions that you may want to add. 

All subjects are for the sole benefit of the Buyer and must be removed not later than 9:00 PM on _____________________ unless otherwise specified. 
 
This offer is subject to the Buyer obtaining approval for fire/property insurance, on terms and at rates, satisfactory to the Buyer.
 
Subject to Buyer receiving & being satisfied with a WETT inspection report on any wood appliance.
 
Subject to Buyer receiving a reviewing a copy of the Septic Permit from the appropriate Health Authority.  Seller or Sellers agent at their expense will provide documentation of Septic Permit within 4 working days of acceptance of offer. 
 
Subject to the Buyer, at the Buyer's expense, receiving, reviewing and being satisfied with a report from an appropriate authorized person (as defined in the British Columbia Sewerage System Regulation ("Regulation") concerning the operational function and condition of the components of the wastewater treatment system on the property ("System"), and compliance of the System with the Regulation.  Seller will allow access to the property for this purpose on reasonable notice. 
 
Subject to Buyer doing a dye test of septic field to their satisfaction.  The Seller will allow access to the property for this purpose on reasonable notice. 
 
Subject to the Buyer, at the Buyer's expense, obtaining and approving a home inspection report against any defects whose cumulative cost of repair exceeds $1500 and which reasonably may adversely affect the property's use or value. The Seller will allow access to the property for this purpose on
reasonable notice. 
 
Subject to the Buyer obtaining legal advice satisfactory to the Buyer concerning this Contract of Purchase and Sale.
 
Subject to the Buyer's lawyer approving the arrangements for holding the deposit money in this transaction. The wording to lawyer to be as follows:
 
"Please accept the Buyers $___________ being the deposit money in the above-noted transaction. This money is to be held by you until completion on the following trust conditions:
1. you will hold this money as a stakeholder pursuant to the provisions of the Real Estate Services Act and not on
behalf of any of the principals to the transaction;
2. upon completion you will disburse the money as provided in the Contract of Purchase and Sale and, should the
sale not complete, you will, upon request, repay the money to us in trust as stakeholder; and
3. if you are unable to comply with these trust conditions, you will return the said money to Pinetree Realty's office.
 
Subject to Buyer making satisfactory financial arrangements to purchase this home not later than

Subject to Buyer receiving (at their expense) a satisfactory property appraisal on or before

Subject to the Buyer entering into an unconditional Contract of Purchase and Sale of their property at ______________________________________________,

The Seller reserves the right to accept a more suitable offer upon giving the Buyer or the Buyer's agent, 72 hours written notice to remove all conditions and proceed with the offer on the accepted terms and conditions.  72 Hours not to include weekends or Statutory Holidays.
 
Subject to the Buyer, at the Buyer's expense, receiving and being satisfied with a report concerning the quantity and quality of the water supply.
 
The attached Property Disclosure Statement dated _____________________  is incorporated into and forms part of this contract.
 
Subject to Buyer or Buyer’s agent reviewing and being satisfied with building permits.  Seller or Seller’s agent to provide authorization for Buyer or Buyer’s agent to review the building file at the front desk of the District of Lillooet. 
 
Subject to Buyer reviewing and being satisfied with State of Title, all Easements, mineral claims, right of ways, restrictive covenants and all and any other claims registered against the title.   Seller or Seller’s agent to provide these documents at their expense.
 
Subject to the Buyer entering into an unconditional Contract of Sale and Purchases for their property at: ________________________________________________.
 
The Seller reserves the right to accept a more suitable offer upon giving the Buyers 72 hours (not including weekends or Statutory Holidays) to remove all subjects and proceed with the sale on the agreed terms and conditions.
 
Subject to the confirmation of the sale of the Buyers property at:  _______________________________________________.
 
Appliances are being included in "AS IS" condition.  While not warrantied or guaranteed they will be in good working order upon possession.
 
Seller to remove all debris, garbage and personal possessions from property by date of possession.
